WHAT DOES A CONSULTATION LOOK LIKE?

WE'RE NOT CAR SALESMEN STYLE AGENTS. WE TAKE A CONSULTATIVE APPROACH TO OUR CLIENTS. 

I grew up in England, and typically we invite everyone round for tea. That's what my experience is like. Once you tell me that you are thinking of selling your home, I don't automatically assume that you will. I believe in acting as your guiding North Star, because before you make any big life changes, you should probably know how much net you'll be making from your home. That's where I come in.

 

We take a tour of your home, you tell me what updates you've made since you've bought your home, and then we sit at the kitchen table over tea and talk about how we will get your home sold. And I say 'we' because this is a partnership. In order for me to do my best job, we have to work together in this. You have to trust me to do my job, and I'm ready to answer any questions you have.

Here is a helpful overview of the selling process from beginning to end.

THE OFFER

When an offer or offers are generated, I will contact you immediately. Together we will review every item in the offer so that you thoroughly understand what the buyers are asking for.

After we have reviewed the offer, we will either:

1) accept the offer;
2) negotiate with a counteroffer; or
3) reject the offer on your behalf.

NEGOTIATIONS

During the negotiation process, I will be your trusted representative. I will evaluate all the options and strategies, taking the market conditions, other offers, and your personal requirements under consideration.

 

My top priority is ensuring that your objectives are fully met.

PROCESSING THE SALE

Now comes the critical period of the home selling process. I will be in close communication with the buyer’s agent and lender as well as our title and escrow team, ensuring important milestones are achieved and contract deadlines are met along the way.

THE CLOSING

As a seller, your signing appointment may happen as early as a week in advance of, or even the morning of, the closing date. I will be checking in often with the buyer’s lender, ensuring their loan documents reach escrow in time for a smooth and on-time closing.

On closing day, documents are recorded with the County court, proceeds are disbursed (may take a couple of days), and I will coordinate the key transfer to the buyers

THE BRIEF

We supervised a professional cleaning and added some light staging, which included bedding, blankets, towels, artwork, small decor items, and more. This 'light staging' is included in our seller services. 

MY ACTIONS & RESULTS

Not all offers are the same!

We received 11 offers over a weekend. All were over list price. We presented our client with a spreadsheet of the details and ensured that the chosen buyer would not fall out of contract. Not all offers are the same!

 

 If you have an offer way over list, but it still has an appraisal contingency, the deal can still fall through. The chosen buyer was non-contingent, which ensured a smooth sail to the finish line!

This property had been vacant for over a year. It needed a lot of work. The seller reached out to me because I could help her with paid-at-closing renovations. 

MY ACTIONS & RESULTS

I work with a few companies and contractors that allow for paid-at-closing renovations. This allows you, the seller, to get your home list-ready without any upfront costs. Expenses are deducted from the closing statement at settlement.

I supervised the project manager and subs on the Deerpath project, ensuring that the whole home was painted from top to bottom, that lights and appliances were installed, and that minor fixes were repaired, all coordinated with home staging and photography.

THE BRIEF

I gave my clients a few options for selling their winery, and they decided to list it with the Sotheby's Auction House at the 50th anniversary of Sotheby's Asia in Hong Kong. 

MY ACTIONS & RESULTS

Properties in this auction had to be greater than $5,000,000. The property would be sold alongside beautiful works of art, luxury cars, and fine jewelry.
